Why chimney flashing fails on Nashville roofs
The chimney is one of the most leak-prone spots on any roof because it interrupts the water-shedding surface with a rigid masonry mass. That joint is sealed by flashing: thin metal (usually aluminum, galvanized steel, or copper) woven into the shingles and tucked into the chimney's mortar joints. When it fails, water runs straight into the attic and down interior walls.
Middle Tennessee weather is hard on this connection. Davidson County sees humid subtropical summers, violent spring thunderstorms rolling across the Cumberland Plateau, and a winter of repeated freeze-thaw cycles. Water works into hairline gaps, freezes overnight, expands, and pries the seal open a little more each time. - Counter flashing: a top layer cut into the mortar joints and folded down over the step flashing, so water can never reach the seam.
On wider chimneys, a properly built repair often adds a cricket (a small peaked saddle behind the chimney) to divert water around it instead of letting debris and rain pool on the uphill side. If the metal is sound and only the sealant or a mortar joint has failed, a targeted repair is usually enough.
